Agreement
These Terms govern your use of Caliche, including getcaliche.com, our lead emails and our text alerts. By signing up or using the service, you agree to them on behalf of yourself and the business you represent. You must be at least 18 and using Caliche for business purposes.
What Caliche is
Caliche watches public commercial project registrations filed with the Texas Department of Licensing and Regulation (TDLR), works out which company is moving in, finds a contact there, and sends matching leads to subscribers by email and, if they opt in, by text.
Lead data comes from public records and public business information and is provided as available. Caliche is not affiliated with or endorsed by TDLR or the State of Texas.
Your settings
There’s no password. You manage your settings, billing and subscription through links we email you. Those links are personal to you, so don’t forward them. Keep your email address current so leads and notices reach you.
Plans and billing
- Free: our top picks in your area, weekly, by email. No charge.
- Pro: $79 per month, billed monthly in advance through Stripe. Pro renews each month until you cancel.
- Exclusive claims: the price is shown on each lead before you buy (currently $149 per claim unless a lead shows otherwise). You pay with a card through Stripe, or with a credit.
Cancelling: cancel anytime in one click from any email or from the billing portal. Cancelling stops future charges; you keep Pro until the end of the period you’ve already paid for. There are no contracts.
We may change prices for future periods. We’ll tell you by email before a change affects you.
Exclusive claims
Each lead can be claimed once per trade. When you claim a lead for your trade, we won’t sell or send that lead’s decision-maker contact to another subscriber in your trade. Subscribers in other trades can claim the same lead for their own trade.
Job details (address, size, cost, schedule and tenant) and the architect and owner contacts from the filing are not exclusive. They’re available to subscribers on every plan.
Credits, not refunds
If a claimed contact is bad (the email bounces, the person has left, or it’s the wrong company), report it with “Report bad contact” within 7 days of your claim. You get an instant credit toward your next claim.
Claims are paid back in credits rather than cash refunds. Credits have no cash value and can’t be transferred. Two exceptions are refunded automatically to your card: if you’re charged twice for the same claim, or if two buyers in the same trade claim the same lead at the same time.
Your responsibilities when you contact leads
- Follow every law that applies to your outreach, including CAN-SPAM, the Telephone Consumer Protection Act (TCPA), and Texas law.
- Don’t send autodialed calls, prerecorded messages or text messages to a contact without the consent the law requires.
- Honor opt-out and do-not-contact requests promptly.
- Use lead data only for your own business’s outreach. Don’t resell, share, publish or give it to anyone else.
No guarantee of results
We work to make every lead accurate and useful, but we don’t guarantee that a contact will respond, that you’ll win business, or that any project will go ahead as filed. Projects change, and people change jobs.
Text messages
Text alerts are optional and covered by our SMS Terms.
Acceptable use
Don’t scrape, copy or resell the service or its data, interfere with its operation, get around limits or security, or use it for anything unlawful. We may suspend or end accounts that do.
Our content
The site, the lead format and our research are ours. The public records we draw on remain public. You get a limited, non-transferable right to use the leads you receive for your own business.
Disclaimers and limits on liability
The service is provided “as is” and “as available,” without warranties of any kind to the extent the law allows. To the extent the law allows, Caliche won’t be liable for indirect, incidental or consequential damages, or lost profits, and our total liability for any claim is limited to the amount you paid us in the twelve months before the claim.
Ending the service
You can stop using Caliche at any time. We may suspend or end your access if you break these Terms. Sections that by their nature should survive, such as payment obligations, data-use limits and liability limits, survive.
Governing law
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules.
Changes to these Terms
We may update these Terms. We’ll post the new version here with a new date and, for significant changes, tell subscribers by email before they take effect.
