Texas commercial build-out leads

Know who’s moving in before the paint dries.

Every commercial build-out in Texas over $50k has to be registered with the state. Caliche watches those filings every night, figures out which company is moving in, finds the person who’ll hire vendors, and texts or emails you the lead. Only leads in your area and trade.

No dashboard. No contracts. Cancel anytime.

Why Caliche

We find the person who hires vendors.

  • Contact

    The tenant’s decision-maker

Not the landlord, not the GC: the person at the company moving in who hires vendors, with a verification status we label honestly.

  • Claim

    Yours alone in your trade

Claim a lead and nobody else in your trade gets that contact.

  • Delivery

    No dashboard

Leads arrive by text and email, filtered to your trade, counties and project size.

  • Credit

    Bad contact, instant credit

Tell us within 7 days and the credit goes toward your next claim.

How it works

From the state’s filing to your phone.

  1. We catch the filing.

Texas requires most commercial projects of $50k and up to register with TDLR (the Texas Department of Licensing and Regulation) for accessibility review. We pull every new registration statewide, every night.

    The state filing Example
    Address
    Uptown, Dallas County
    Size
    18,500 sq ft
    Est. cost
    $2.1M
    Schedule

    Usually not listed
  2. We find the tenant and the decision-maker.

A filing tells you the address, size, cost and schedule. It usually doesn’t tell you who to call. We work out which company is moving in, then find and check a contact there: someone in operations, facilities, office management or leadership.

    Our research Example
    Tenant
    Northstar Analytics
    Contact
    Director of Operations
    Email
    Verified deliverable
    Phone
    As published in the filing
  3. You get it by text or email. Claim it if you want it to yourself.

Leads that match your counties, trade and minimum project size go straight to your inbox and, if you opt in, your phone. See one you like? Claim it, and nobody else in your trade gets that contact.

Verification

What “verified” means and what it doesn’t.

We’d rather tell you exactly what you’re getting.

How verification works

  • Tenant identified

    Tenant identified

The company name comes from the state filing itself or from public sources that match the address and project.

  • Verified email

    Verified email

The address passed a deliverability check with an email-verification service shortly before we sent you the lead. It doesn’t mean the person will answer.

  • Title

    Source shown

Comes from public sources such as company websites and business directories. People change jobs, so we show where it came from.

  • Phone numbers

    As published

Shown as published in the state filing or on the company’s own site. We don’t call them “direct cell” unless we know they are.

  • Catch-all email domains

    Labeled

Some big companies accept mail for any address, so their emails can’t be fully verified. We label those and never sell them as fully verified.

  • No decision-maker found

    Digest only

Not every filing gets a verified decision-maker. When we can’t find one, we say so, and the lead stays in the Free and Pro digest instead of being sold as a claim.

FAQ

Common questions.

All questions

Where does the data come from?

Public project registrations filed with the Texas Department of Licensing and Regulation (TDLR) under the Texas Architectural Barriers Act, plus public business information we use to identify the tenant and contacts. Caliche is not affiliated with or endorsed by TDLR or the State of Texas.

Isn’t this data public? Why pay?

The filing is public. What it usually doesn’t give you is who’s moving in and who to talk to. That research is what you’re paying for, plus exclusivity.

How does exclusivity work?

Each lead can be claimed once per trade. When you claim it as, say, a janitorial company, no other janitorial company can claim that contact. Companies in other trades (a mover, a cabling company) can still claim it for their own trade.

What if the contact is bad?

If the email bounces, the person has left, or it’s the wrong company, tap “Report bad contact” within 7 days. You get an instant credit for your next claim.
